Still, some things underground or outside our control can create challenges. We don’t hide them. We explain them clearly, so you can plan with confidence.

Still, some things underground or outside our control can create challenges. We don’t hide them. We explain them clearly, so you can plan with confidence.
What Can Add Cost (Rare, but Possible)
Not included, can add additional cost
- Gas or electrical reroutes if any utilities are running through the pool area
- Replacement of sod, landscaping or sprinklers in the pool and access areas are not included
- If your yard has more than 6” of elevation change, it could add on additional costs
- City permits or city requirements
- HOA application fees or deposits
- Telecommunication lines are often hit during construction. Your supplier can reconnect and hang out of the way, then bury it again once construction is completed.
- Sewer lines are not detectable with standard line locating techniques. As such, they are sometimes hit during excavation if in the pool area. If this happens, we will install a temporary line through the pool. Your builder can quote a complete reroute to be completed after gunite is installed.
- Additional zone charges may apply if you live outside of a 40 mile radius of Houston.
- Permit costs for city, county, or flood zones.
The average city permit cost alone is $300 but will vary depending upon your city. Residences in a flood zone usually require additional permitting that can range from $300 to $3,600 on average depending upon location.
If anything under the ground that you cannot see, we cannot see either. Items such as stumps, concrete, high water tables etc. could add extra cost for removal or mitigation to you as the homeowner. Your builder will give you a price if this happens so that you can make the correct decision for you and your family.

Underground Utility Conflicts
What can go wrong: Water, gas, telephone, internet, electrical or sewer lines will not show up on local surveys and are not noticeable during a visible inspection of the yard when we first visit. That is why we call 811 before we start excavation to have all utilities marked in the backyard. At this time if any are within the pool area you can contact your utility provider for an estimate. Sometimes these are marked incorrectly, and they may be hit as a line could be off the mark by 18” either direction.
Why it matters: If our equipment hits a line, construction has to stop. Rerouting adds time and cost to you as the homeowner.
Who’s responsible: These issues are outside any builder’s control and therefore costs for reroutes fall upon the homeowner. Builders will call in line locates prior to starting your project, but not every obstacle is visible until we dig.
How it affects cost: If a reroute is needed on any underground utilities, you will receive a quote and can decide how to move forward from there.

High Water Tables
- We will stop immediately, your builder will present you with options and costs and let you decide how you want to move forward. Of course you will be responsible for any all expenses to this point.

Site Access Issues
- If property has restricted access, retaining walls, or other obstacles, additional costs may apply.
- Your builder will assess access during the planning stage and flag any risks.

What We Won’t Allow Your Builder To Do
- We don’t tack on “project management fees” after the fact
- We don’t surprise you with change orders for things you didn’t request
